Residents in need of a replacement trash can or recycle bin should call (703-257-7100) or e-mail Patriot Disposal to order one. Architectural & Maintenance Guidelines
1. Where can I get the latest copy of the Architectural policies document?
All community documents such as the Architectural Policies and Maintenance Policies documents can be found on the Guidelines page. You can also contact our property manager about it,
2. What are the most common infractions of the maintenance policies?
- Rotting wood on some part of the exterior of the home
- Not maintaining outdoor light fixtures and door hardware
- Deteriorating rake boards
- Not properly maintaining landscaping such as not extracting weeds or letting them become overgrown.
- Dirty front steps
3. Where can I find replacement window mullions?
Companies who provide window mullions can be found by entering ‘replacement window mullions’ into Google. At least a couple of homeowners have used Big Blue Window (phone: 847-531-6145) with success. Some neighbors may have extras especially if they have replaced their windows recently.
4. What is a rake board? What is the rake of the roof?
Refer to the photo for the location of fascia boards, soffits and attic vents. Attic vents are necessary for the ventilation of your attic. You should try to keep your painter from blocking the air passages in the vents. Some vents have been replaced as they were no longer working and may therefore not look like the ones in the picture.
5. What is the difference between stain and sealant on the decks and fences?
Stain is tinted to change the color of the wood. It may or may not contain sealant. Sealant protects the wood against moisture. Regal Oaks requires clear sealant. This will naturally darken your deck and fence as it soaks into the wood.
6. What is the soffit? What is the fascia board?
Refer to the photo for the location of fascia boards, soffits and attic vents. Attic vents are necessary for the ventilation of your attic. You should try to keep your painter from blocking the air passages in the vents. Some vents have been replaced as they were no longer working and may therefore not look like the ones in the picture.
7. Why do we have brass hardware?
Brass is the standard since it is compatible with the architectural style and characteristics of all of the homes and neighborhood setting. Since the town homes are in very close proximity to each other, it is important that these be similar in architectural style, quality of workmanship, similar use of color/finish, materials and construction details. If you are looking to replace your hardware, look for brass that has a "lifetime finish." This type of brass should last many years without tarnishing. Baldwin, for example, offers this type of finish but there are other manufacturers that offer this as well.
8. What is a fence post cap and why is it important?
Fencepost caps are plastic or metal tops to the fence posts that keep water from getting down into the posts. Without the caps, the posts can rot or burst if it is winter and the water freezes and expands.
9. What is a carriage lamp?
These are examples of carriage lamp designs.
10. Where can I get replacement panels for my garage door?
Our garage door panels are 8ft Clopay wood panels. Residents have used Prince William Garage Door (703-366-3164) and Door Systems, Inc. (703-480-1800).
